The hypermarket building is a freestanding structure, oriented along its longer side in an East–West direction. The site layout includes the construction of a transformer station, water meter chamber, underground reservoir for fire protection needs, retaining walls, and advertising elements such as totems.

Modern, high-quality construction materials, systems, and technologies are used for the execution of the project. The building has a mixed structural system. The retail, storage, administrative, and technical areas are designed to be constructed with prefabricated reinforced concrete elements – beams, columns, and slabs – while the staircase and elevator shaft are built from monolithic reinforced concrete.

The roof is pitched and built in layers: high-profile LT sheet metal, vapor barrier, mineral wool thermal insulation, and a waterproofing PVC membrane with a thickness of 1.5 mm and fire resistance class as per the Fire Safety design requirements. Drainage is provided via roof drains and downpipes.
